The structural wall and slab system designed to certified engineer’s detail.  The external walls will be finished with a waterproof cement render. External render colour to be Natural white (Dulux 50yy83/029)

Roof           
The structural roof framing designed to certified engineer’s detail. The Roof sheeting to be colour bond steel roofing (Kliplock profile). Roof sheet colour to be colour bond Surf Mist.  Roof sheeting to be insulated with thermal insulation (fibreglass wool) to reduce noise and also maximise the buildings energy efficiency.

Driveway           
Concrete driveway complete with cobblestone banding and with concrete finishes to Architects selection.

Balcony           
Internally draining waterproof balcony floors with selected honed (non slip) 600mm x 600mm Porcelain tiles  (Honed porcelain tile Colours Direct reference -YNA6081 as per balcony tile on colour board). Powder coated aluminium-framed balustrade with glazed infill panels. Balcony aluminium framing to be powder coated "Silver Pearl".  External balcony ceilings will be painted in a textured paint finish. Balcony soffit colour to be Natural White (Dulux – 50yy83/029).

Windows and Doors           
Clear anodised External Aluminium framed windows and doors. All windows and doors to be glazed with a coloured tint glass for an energy window / glazing system.

Painted plasterboard ceilings, 2700mm high throughout, except for set down areas or in accordance with structural and services requirements. Feature bulkheads and coffered ceilings to the design and selection of the architect. Shadow line mouldings to ceilings in lieu of cornice. All wet area ceilings to be insulated with sound rated plasterboard. Internal ceilings to be painted with a premium grade flat paint finish. Ceiling colour to be Natural white (Dulux – 50yy83/029)
